The Resale
inspection is typically for a home that is not new
construction. There are two types of Resale Inspections:
The Pre-Listing Inspection
The prelisting
inspection is recommended prior to listing to validate
the condition of the property you are about to sell. This
inspection provides critical information to the seller on
the general condition of the property. Defects or
deficiencies are identified for repair or if not, the
seller can set a realistic asking price giving
consideration to these issues. This prevents surprises
during the offer and acceptance phase when the interested
buyer’s inspection may uncover a defect or deficiency
which can lead to downward price adjustment.
The Offer To Purchase Inspection
The offer to
purchase inspection is stipulated as a condition of the
offer and is generally performed after the offer is made.
This inspection is intended to validate the condition of
the property during the offer to purchase phase of the
transaction.
These inspections
are non-exhaustive, non intrusive visual inspection of
certain readily accessible systems and components of the
Property. These systems include:
Structural components
Exterior Components
Roof System:
Plumbing System.
Electrical System
Heating and Air conditioning System
Interior Insulation and Ventilation
Fireplaces
This HMR GROUP
conducts this inspection in accordance with the Ontario
Association of Home Inspectors Standards of Practice,
including its terms, conditions, limitations and
exclusions. A copy of the Standards can be accessed at
www.oahi.com. A detailed report is
provided to the client at the conclusion of the Inspection
highlighting the condition points of the property.
The resale inspection is not a building
code compliance inspection.
