Every new home constructed by a registered builder must be
protected by the Ontario Government (Tarion) New Home
Warranty program. To maximize the benefit from this
program, three phases of inspection are necessary and
appropriate documentation must be filed with Tarion. The
new home warranty Inspection includes inspection for
compliance to the Building Code in effect at the time the
building permit was issued.
Phase 1 – The
Pre-Delivery Inspection. This Inspection is primarily the
builders event and the purpose is to document missing and
damaged items. Issues are identified and listed with the
expectation the builder will correct any deficiencies.
Phase 2 – The
30 day Inspection. This inspection is carried out within
the first 30 days after possession. It includes all the
elements of the resale inspection, but also includes and
encompasses compliance to the Ontario Building Code in
effect at the time of the issuance of the building permit.
Any defects or deficiencies are filed with Tarion and the
builder is afforded the opportunity to correct the issues.
If the builder does not correct the issues within a
stipulated period, the owner can defer to Tarion to get
involved.
Phase 3 – The One Year inspection. This Inspection is
carried out prior to the end of the first year of
occupancy and focuses on issues that have surfaced during
the year. Appropriate documentation must by filed with
Tarion.
It is very important
that these steps and procedures be followed for the owner
to benefit from the program. The purchase price of the
home includes the cost of the warranty coverage so the
purchaser should protect their rights. For complete
