A key component of a residential real estate transaction should be a thorough Home Inspection performed by a properly qualified Inspector. Unfortunately, a general perception is anyone with a little do-it-yourself or basic construction experience can be a home inspector. This is just not true. We have homes on the market today that span in life from new to well over 100 years. New homes are very complex, and older homes that have been upgraded and renovated over the years present a unique situation that require a specialized set of skills to evaluate properly. A perception also extends to the value placed on the home inspection. Many people expect to pay less on a home inspection for a half million dollar home than they would pay to have a mechanic inspect a used car worth a few thousand dollars. A very high percentage of home buyers defer the inspection process to a real estate professional involved in the transaction. This is acceptable industry practice but in some situations it can diminish the buyer’s interests in this very high value transaction. Also, the inspection process and resultant decision making usually takes place in the high-pressure negotiating period between offer and acceptance.
